1. Booking / Deposit / Final Payment
The agency Casa-Roccastrada, owned by Holger Saiko, acts on behalf of and for the account of the respective property owners in the rental of holiday homes. The weekly rental price is based on the seasonal rates of the current price list. We exclusively offer holiday properties in Roccastrada, Province of Grosseto, Maremma, in southern Tuscany, Italy.
A binding rental contract is only concluded once your booking request via our website has been confirmed in writing by us.
To confirm your reservation, a deposit of 20% of the total amount (as specified in the booking confirmation) is required.
This must be transferred within 7 days to the account stated in the confirmation.
Important: If the deposit is not received within the stated time, the reservation will automatically expire.
The remaining balance is to be paid in cash upon arrival
2. Additional Costs
2.1 Utilities
Electricity and water are included.
Gas is always charged separately – €8 per cubic meter. Consumption is read together on arrival and departure using the meter.
2.2 Cleaning & Final Cleaning
The property must be left in a swept clean condition.
Details regarding the final cleaning are provided in your booking confirmation.
Guests are responsible for proper waste disposal.
2.3 Pets
Pets are allowed, but must be registered in advance!Any additional cleaning costs incurred will be charged on-site.
2.4 Security Deposit
The landlord may request a security deposit. If so, the amount will be listed on the website and in your booking confirmation.
The deposit must be paid in cash upon arrival.
It will be refunded upon departure, provided the property is returned in proper condition. -.
2.5 Visitor's Tax (Tassa di soggiorno)
Italian municipalities may charge a local tourist tax.
The amount varies by municipality, typically between €0.50 and €2 per person/day (max. 14 days). Children under 12 are often exempt.
The exact amount will be announced on-site and collected separately.
3. Cancellation
3.1 Cancellation by the GuestCancellations must be made in writing to Holger Saiko (info@casa-roccastrada.com) The date of receipt determines the applicable cancellation fee..
If the cancellation is received outside office hours (after 6 p.m., on weekends, or on public holidays), the next business day is considered the date of receipt.
The following cancellation fees apply:
- Up to 61 days before arrival: 30 %
- 60–36 days before arrival: 50 %
- 35–26 days before arrival: 70 %
- 25–17 days before arrival: 80 %
- 16–8 days before arrival: 90 %
- From 7 days before arrival or in case of no-show: 100 %
3.2 Force Majeure
In case of cancellation due to force majeure (e.g. natural disasters at the travel destination), a free rebooking to a later date is possible.
If cancellation is final, the 60 days before arrival , which covers incurred costs and helps maintain the agency’s operations.

3.3 Illness / Personal ReasonsCancellations due to illness or personal reasons are subject to the cancellation fees listed above.
We strongly recommend taking out travel cancellation insurance including medical cover.. 3.4 Rebooking
Rebookings (e.g. change of travel dates) are only possible with the landlord's consent and only apply to the originally booked property..
If accepted, the rebooking is free of charge unlessadditional costs arise due to a higher season rate or longer stay.
3.5 Substitute Tenant
If the original tenant cannot or does not wish to travel, explicitly welcomethe nomination of a suitable replacement guest !
If the guest or agency manages to fully or partially re-rent the property up to 60 days before arrival the already paid amount will be fully or partially refunded minus a €50 processing fee.
Important: A refund can only be granted if a rejection letter from the travel insurance provider is submitted in advance.
4. Travel Insurance
We strongly recommend purchasing travel cancellation insurance,e.g. via HanseMerkur, to protect yourself against the cancellation fees in case of illness or other unforeseen events.

5. Arrival / Departure / Use

Arrival: between 4:00 p.m. and 7:00 p.m. (other times by arrangement)

Departure: by 10:00 a.m.

The property must be left swept clean.

The number of guests may not exceed the number stated in the contract.

Pets only with prior registration.
6. Complaints
All holiday properties are managed either by the owners themselves or by a designated representative. The owners are solely responsible for the condition of the property. In case of any deficiencies, please immediately contact the owner (or their representative) – they are responsible for remedying the issue. If no resolution is possible, please contact us via phone or WhatsApp so that we can mediate. We are happy to assist in case of language barriers.
7. Offer Content and Liability
Property information is provided by the owners. The agency assumes no liability for the accuracy of this information. We are not liable for errors, typos, or numerical mistakes.
8. Miscellaneous / Severability Clause
If any provision of these GTC is found to be wholly or partially invalid, the validity of the remaining provisions shall not be affected.
